• Solicit construction pricing and schedules from pre-qualified contractors.
• Evaluate contractors’ proposals.
• Recommend a general contractor to enter a construction contract with the owner.
• Assist the homeowner in preparing the construction contract.

CONSTRUCTION ADMINISTRATION

Throughout construction of the project, Raphael Architects provides services to ensure that construction follows the intent of the design and contract documents:

• Review and approve contractor submittals, including shop drawings and material samples.
• Select interior and exterior finish material colors.
• Attend periodic construction meetings to observe construction and provide information required for scheduled work.
• Provide miscellaneous sketches to coordinate construction.
• Review and approve contractor applications for payment.
• Review and approve changes to the construction contract.
• Prepare a construction punch list at substantial completion.

COMMISSIONING

Raphael Architects also offers commissioning where we perform continual quality reviews on houses in Bucks and neighboring counties in Pennsylvania and New Jersey, from initial concepts to post occupancy to verify that the house systems meet the functional and operational needs of the homeowner.

• Observe installation of major house systems, including structure, roofing, insulation, wall enclosure, doors and windows, HVAC, plumbing, lighting, and power to ensure construction follows the intent of the construction documents.
• Follow project close-out punch list to test each HVAC, plumbing and electrical component to ensure performance meets the design parameters.
